• Sumilca is not a “recommendation” to buy real estate; it is a second opinion that organizes information for your decision.
• The information shown is based on public data and publicly available sources, but we do not guarantee its accuracy or completeness.
• Disaster risk and the surrounding environment may change in the future. Always make the final decision yourself.
• This service does not provide professional legal, financial, construction, or real estate advice.

• Even where ads or partnerships exist, they do not affect ranking or scoring results.
• When ads are shown, we clearly indicate that they are advertising.
• Rankings are computed based on your input conditions and weightings, and we show the reasons and the breakdown.

So that identical conditions yield identical results, we do not manually manipulate the ranking order.

• Scores and rankings are our own reference indicators and do not recommend or guarantee the purchase of, or investment in, any specific property. We disclose the calculation approach on each property page (the per-item breakdown is shown after logging in).
• A property's price, area, handling company, and similar details are reference figures based on external public listings and may vary or contain errors. For an actual transaction, always confirm with the original listing source, the real estate agent, and the explanation of important matters.

• The Free and Premium plans are for you to use in searching for a home for yourself (including family members who live with you).
• Use of this service by a real estate company or other business in the course of its work (for example, presenting properties to its customers, preparing proposal materials, or using the service for internal or external business materials) is not permitted under the Free or Premium plans. If you use the service for business, please sign up for the Business plan.

• The Business plan is for real estate companies and other businesses to use this service in the course of their work. In addition to the Premium plan's features, it permits business use.
• Diagnostic reports (PDF) created under the Business plan may be used to present to your customers and in proposal materials.
• You are responsible for checking the accuracy of a diagnostic report's contents (prices, areas, and similar details of a property are reference figures based on external public listings), and you must check them before presenting the report to a customer.
• The following are not permitted even under the Business plan: reselling diagnostic reports, mass distribution to an unspecified audience, and extracting data from the reports or this service (including automated or bulk collection).

• It is prohibited to automatically collect (scrape/crawl), bulk-collect, reproduce without permission, or redistribute this service's scores, rankings, aggregated data, or on-screen displays.
• Unauthorized access to the API or database, and acts that place excessive load, are prohibited.

If the terms change, we will give notice by updating this page and through announcements within the service. For important changes, we notify logged-in users via in-service notifications and also notify, by email, users who have registered an email address and can receive email. For users who are not logged in, the revision information on this page serves as the notice.

The interpretation and application of these terms are governed by the laws of Japan. In the event of a dispute concerning the service, the district court having jurisdiction over the operator's location shall be the exclusive agreed court of first instance.

The operator is not liable for any loss or damage whatsoever arising from use of this service. Before purchasing a property or signing a contract, always check official documents and consult experts.
